What is the M2 Rate for a Renovation or Extension?

This is a question we get asked quite a bit – and the answer is…. 'absolutely we can!' However, we do need to obtain some critical information first via a site consultation first. Be very wary of anyone who gives you an amount over the phone, especially without seeing your home or proposed project. It’s common to get a low-ball figure and get stuck with 10’s of thousands of cost overruns and variations during the project. The square metre rate can be easily worked out by yourself, but it’s not the question to ask first.

The first question you must ask yourself before you even begin on the renovating or building journey is ‘How much am I comfortable spending?

If you don’t know the answer, the architect and builder won’t, and you are at risk of going down the path of having unrealistic plans drawn up that can never be built.

Once you know how much you are willing to invest and you have a rough idea how many square metres you will renovate, extend or build, simply do the maths! A bespoke renovation, extension or new build can vary so much in pricing depending on the existing home, the size and the level of finish.

It certainly isn’t a real figure to compare pricing between 2 or 3 quotes as you may be comparing apples with oranges. The information you need to compare quotations is in the detail.

A professional builder will meet with you to gain a better insight on what you’re trying to achieve with your project and tailor a proposal to suit your needs and wants. It’s a good time to ask yourself a few questions about the project:

  • Do you need more room for the kids?

  • A bigger kitchen? Or an area outside to enjoy the summer months?

  • How do you spend your weekends?

  • What does a normal day at home look like for you and your family?

  • What areas need to interact or remain separate?

  • How does the current home perform in summer/winter?

  • Where can we get the best use of light and ventilation?

There are so many more important questions to ask before trying to nail down a square metre price. Honesty and transparency between you and the builder is the key for effective communication.
